Austin, TX or Bust!

Yes, it's true! We sold our home in Marco Island, Florida, and are Austin bound.

Only 47 days on the market. Cash buyer with 2 weeks to close. Whew!

How did we do it?

I see it as a combination of only 3 things...

1. We priced it according to the market. Based on list to sales price ratio, we knew where to start and where we would likely end up after negotiations. There were two low offers before getting the 3rd which concluded at virtually the exact number we expected based on comps and market conditions.

2. Our home was clean, well kept, and staged like a show home which was reflected in all the online marketing and virtual tours. And despite it having some outdated tile, cabinetry, and countertops, it was in excellent overall mechanical condition and had good exterior curb appeal. The new buyer saw that there wasn't any deferred maintenance and that all he needed to invest in was the cosmetic stuff.  And the house was priced accordingly.

3. Our agent is a rock star. The buyer was a lead from the internet. She called him back promptly, pre-qualified him, did a needs analysis, got him psyched about our home, and created urgency (justifiably). Rosemary, recognizing his motivation, initiated the contract sight-unseen between him and us in 24 hours coming to a pricing agreement contingent upon his visual inspection 5 days later (he lives out of state).

When he came into town, Rosemary spent time with him (High I-C personality) making sure he felt heard and had all his questions answered. Once he and his wife saw the home and agreed that it was exactly what he expected (and even better than the pictures), Rosemary executed all the contingency releases and we are ready to close on July 31st. I can't say enough about her and if you are a buyer or seller in Collier County, Florida, you owe it to yourself to give Rosemary Langkawel a call.

4. OK... maybe 4 things. The last being that we were flexible. When the right buyer came along, we were ready to bolt. Even without a place to go. Not everyone considers this idea and sometimes you just have to. Being prepared with a contingency housing plan in case of a short closing date is important. So we have to put our stuff in storage for a little while. Big deal. We got a solid buyer who was ready, willing and able. Sold!

What's Next?

We are headed back to Austin, Texas to do a little couch surfing. But not until we celebrate this new chapter of our lives in the Florida Keys doing a bit of scuba diving. 

Yes, we are in fact homeless. At least we will be as of  next Tuesday. Thank goodness for mobile phones & icloud!
